I think its the heater material inside the mirror that has broken or is breaking that you see and connot feel. It is on the glass right? On an a Lincoln that I had this happened to me where the heater material or whatever it is started showing on the glass.

the thing that is bothering me is that the whole mirror used to be covered in this heater material and now the top part of the mirror looks life a normal mirror and the bottom is brown
the part that is colored also seems to attract condensation and there is a small crack in the bottom right courner of the plastic lining around the mirror.

Sorry, I seem to have missed this post, but I believe JST4SHO is correct. Your heating element may need replacing, and could possibly be burning the silver coating off the back of the glass. It oculd even be that long time use or frequent use tends to take its toll. I don't see any way to fix this, except either replacing parts of the assembly or the entire assembly which I imagine neither can be cheap.

The site that Rabbit posted doesn't have dimming mirrors though. I like my auto dimmer on the driver side, but if you aren't partial to it I guess its okay.
